Located on a large plot on the corner of Stamford Brook Road and Flanchford Road, The Vicarage, was originally built in 1886 in Victorian-era Gothic-revival style to serve the neighbouring church of St Mary’s, most probably designed by the same architect Chas J Gladman, with the memorial stone of the church laid by HRH Princess Mary Adelaide, the Duchess of Teck (1833-1897), the mother of HM Queen Mary and the great-grandmother of the late Queen Elizabeth II.
St Mary's closed in 1982 with The Vicarage then becoming a private home and the church converted into flats in 1984. From 1982 The Vicarage was owned by two families before being purchased by Kam Babaee in 1999 as a West London home for his family, his children attending the nearby Harrodian School.
In 2003 Kam Babaee engaged architect and heritage specialist Anthony Mcguire and a team of artisans to undertake a meticulous refurbishment, enlargement and modernisation of the vicarage in order to transform it onto a grand super-prime residence, one of the finest homes in West London. British bespoke kitchen and furniture maker Smallbone, created the handmade family kitchen, bespoke cocktail bar, walk-in main dressing room, fitted bedroom wardrobes and feature architraves, doors and arched Gothic windows in the house.
The remodelling, which included the creation of a new lower ground floor, was completed in 2005 and the project inspired Kam Babaee to launch his now acclaimed property company K10 Group in 2008, the property serving as the precursor to the lavish luxury heritage restorations and new-builds for which K10 Group is now renowned.
K10 Group projects today include Doughty House in Richmond, Culross House in Mayfair, and Amberwood House in Knightsbridge. Kam Babaee is also the star of hit high-end TV property shows including Channel 4’s Britain’s Most Expensive Houses, Channel 5’s Sally Lindsay’s Posh Sleepover and Channel 4’s Extraordinary Extensions starring award-winning rapper Tinie Tempah.
Behind grand wrought-iron black railings and double gates, The Vicarage provides substantial accommodation over lower ground, ground and two upper floors complete with a spacious courtyard garden and off-street parking for four cars. The exacting refurbishment highlighted both historic features, such as heavenly ceiling heights and limestone fireplaces, and reinstated or created new ones in keeping with the Gothic style.
Kam Babaee, CEO K10 Group, says: “With its sense of history, grand Victorian Gothic architecture and wonderful entertaining spaces The Vicarage is one of the finest residences in West London, its superb location in Chiswick, with its brilliant schools, made it the perfect place for a family home. It is also very special as it was one of my first significant restoration projects from which K10 Group was formed. I extended the home’s footprint by adding the lower-ground floor and conservatory, while also paying homage to the home’s ecclesiastical past, and augmenting original Gothic features. It has been a fantastic family home, as well as the site of some legendary parties, supporting many worthy charity causes.”
Hannah Thelwell, Sales Manager at DEXTERS (Hammersmith) says: “The Vicarage, just moments from Chiswick High Road, offers a discerning buyer the rare opportunity to purchase one of the best houses in the local area. Its immaculate renovation showcases the work of its owner, Kam Babaee, who through his renowned K10 Group is responsible for the refurbishment and building of some of Prime Central London’s most lavish super-prime residences.”
