House-hunting always comes with a list of priorities and deal breakers but now, post-lockdown, a raft of other considerations has entered the equation. Following our exclusive independent research, we take a look at the property features that are most in demand.
1. AN EXTRA ROOM
A spare room is always desirable but now a space that can double as a home office is firmly at the top of the wish list. An extra room that can accommodate a desk and the tech required for Zoom meetings or Google Hangouts, allows the option to work from home as and when required.
2. OUTSIDE SPACE
Whether it be a garden, roof terrace, balcony or private garden square, outside space is important for both mental and physical wellbeing. People may want a lawn so they can roll out the yoga mat and stretch in peace, or a patio area for space with potted plants to exercise their green fingers.
3. PROMIMITY TO PARKS
During lockdown, many people rediscovered the joy of being able to relax or exercise outdoors. The proximity to parks, riverside walks and both cycling and running routes has never been a more important consideration, especially those currently with no garden or balcony space of their own.
4. LIVING SPACE
When the entire family is home 24/7, having enough room is vital. Without question, most people are seeking more space than they currently occupy. Layout is crucial too. Open plan is always appealing but house-hunters may want a snug area as well so that they have an additional place to escape.
5. KERB APPEAL
More than two thirds of house-hunters say kerb appeal is important. A well-maintained exterior with a freshly painted front door and a weed-free path can make all the difference, especially given that most buyers make up their minds within minutes of arriving at a property.
6. KITCHEN QUALITY
An efficient layout, top-of-the-range appliances and high quality fixtures and fittings are key to the most desirable kitchen. The ideal is a separate utility room as well so that laundry can be kept out of sight. And if the utility has access to the garden and can double as a boot room, it’s a winner!
7. BEDROOM SIZE
With the possibility of more home schooling and an increasing number of adults working from home on a daily basis, bedroom size really matters. If each room can house a bed and provide a retreat for it's occupant away from the hustle and bustle of family life, then it's a considerable bonus.
8. BATHROOMS
Gone are the days when everyone shared a family bathroom. As many shower and/or bathrooms as possible, ideally en suite, are on all wish lists. A separate downstairs guest cloakroom is also a necessity, whilst twin sinks and discreet storage for toiletries complete the package.
9. STORAGE SPACE
Often overlooked, storage space is an important aspect of home design. Even if you have ruthlessly applied the rules of Marie Kondo, plenty of storage is always desirable. Ergonomically designed storage that is aesthetically pleasing can make a huge difference to daily life.
10. WINDOWS & LIGHT
The direction a property faces will have a bearing on whether your kitchen is bathed in light or shade at the time when you use it most. Bi-fold doors which maximise light continue to be everyone’s ‘most wanted’. A south/west facing garden or a balcony that gets plenty of sun is usually preferable too.
11. LOCATION
Proximity to good schools and transport links have always been important, but this year, as we clapped for the NHS with our neighbours and frequented friendly local independent stores, we all realised that community can bring comfort and security. Location has never mattered more.
12. PARKING
Off-street parking can be a tremendous asset. Whether it's a driveway, a covered parking space or garage, a place for a car will undoubtedly bring extra value. An electric car charging point is a real bonus and added storage for a fleet of bikes will ensure the typical house-hunter is more than happy.
