Dexters Premier Client team, headed up by Alessandra Maddalena and Nicola French, is a specialist department set up to assist Landlords and investors who are increasingly turning to Dexters to manage their largest assets.

What types of portfolios do you look after for your clients?

Alessandra: We manage tens or even hundreds of properties within a single portfolio and they all have very different management requirements depending on whether they hold a large estate, a development or single properties across London.

Who would be your clients main point of contact?

Nicola: Every portfolio is allocated its own personal Asset Manager who is the experienced and qualified sole point of contact. Every Asset Manager knows their client's portfolio inside out and is available to provide advice and assistance regarding every aspect of their investment.

Alessandra: Many of our clients have properties right across London and my team excel at bringing all of our resources together. Our primary aim is to deliver great results and I work with Dexters’ network of over 70 offices across London, all of whom have brilliant Property Management teams in 12 key locations to effectively serve our 30,000 Landlords.

What does a typical day look like for you?

Nicola: I work with my talented team to coordinate on-site management, maintenance, porters and concierges as well as making sure tenants have everything they require. I like to meet with our Landlords in person where possible to review strategy and expenditure; this is how we retain our client’s trust and maintain long-standing relationships.

Alessandra: Throughout the day I am liaising with the appropriate Dexters Lettings teams and Property Managers across the capital to assist with tenancy queries. These include agreeing offers, negotiating rent increases on renewals, addressing accounts queries and organising checkouts. We are also constantly keeping abreast of legislative changes in the industry to ensure that our Landlords are fully compliant.

How do you find the most suitable tenants?

Alessandra: We work hard to attract great tenants and make sure that we don't have any empty properties; last year our average void period was less than one per cent. Long-term tenancies are our speciality and we ensure tenants are well looked after, so they don’t need to go anywhere else.

When it comes to marketing a property, we are able to find a top quality tenant quickly, handling everything for our Landlord. We have the strictest referencing in the industry and we will only recommend a tenant if they meet our criteria. We also have the added benefit of our in-house Corporate Lettings and International Relocation team, who provide excellent tenants. The team, based in Mayfair, deals with enquiries from blue-chip companies, embassies and individuals from around the world looking to relocate to London, many of whom choose to work exclusively with Dexters.

What other services do you offer?

Nicola: We are able to support our clients throughout every aspect of managing their investment portfolios and where appropriate, we can provide additional services to the Landlord, such as block management. Each Landlord has their own specific requirements, so we offer a tailor-made package to suit their individual needs.

Portfolio Landlords tend to be very busy people, so they really value being able to entrust their property to an experienced and qualified Asset Manager. We are here to make the whole process as smooth as possible.
