You may already know that all of our local Property Managers are located within 15 minutes of every property they look after, so any concerns you may have can be quickly resolved. Our Property Managers are experts at making sure your property remains in the best condition, and they are always available should you have any questions. We also have our own maintenance staff who carry out small repairs and routine maintenance checks at your Landlord’s request.

With the Government’s increasing focus on the lettings market, your Landlord is subject to ever changing regulations. Did you know, there are currently over 160 pieces of legislation relevant to the rental market? As experts in London lettings, Dexters keeps fully up to date with all of the relevant laws and regulations, and we ensure our Landlords are fully compliant at all times.
Here are some updates on some of the recent legislative changes that may affect you.
Tenants’ contribution towards the cost of renting
You will likely have heard about the Tenant Fee Act which relates to Assured Shorthold Tenancy (AST) agreements, this is something that Dexters fully supports.
A key change you will be interested in is the capping of security deposits. When the annual rent is less than £50,000 the maximum deposit is now five weeks rent, when the annual rent is above £50,000, up to six weeks rent is allowed. Some of our tenants who have agreements that started before this legislation change took place have agreed to, and paid, higher deposits. If you have paid more than the new threshold for your security deposit, rest assured that the excess amount will be returned to you when you renew your agreement.
The Act also restricts many other contributions you, as a tenant, will pay towards the cost of renting. At Dexters we have always kept tenant charges as low as possible and we ensure any costs have been clearly explained before you rent through us.
