The modern home

From luxury apartments to futuristic houses, the demand for new build property remains high. Greener building techniques, increased energy efficiency, and facilities focused on lifestyle and wellness are making modern living a desirable alternative to period properties. Dexters sell and let 700 new homes a year and are currently working on over 100 sites, from large multi-unit high-rise buildings to smaller exclusive offerings in prime London, partnering with some of the most highly regarded developers in the industry from the UK and around the world.

Anna explains, “We achieve market-leading values because we provide clients with the full scope of Dexters’ extensive database and network. Our local teams across the capital work alongside our New Homes experts, all strategically positioned in our centres of excellence in central, north and east, south and west, and south east London. This joined-up approach gives our clients access to over 200,000 registered buyers and tenants looking for their new home. We are the local experts and no one knows the London market better than us.”

Dexters support the entire lifecycle of new developments, from conception and planning through to sales or rentals, and are highly skilled in coordinating the appropriate marketing and strategy required for a successful result. This includes selling land and development opportunities, providing initial pricing and identifying buyer and tenant profiles, handling phased releases and managing on-site sales and lettings teams as well as selling to overseas international buyers and tenants.

Anna adds, “For example, we were recently instructed on Castanea Court, an impressive development with 83 loft-style apartments. The New Homes team worked alongside our local offices and successfully secured 14 sales before the launch event. The local lettings team went on to secure tenants for over half of the rental units in the first weekend alone and the remaining units were quickly snapped up. The team went above and beyond to ensure no opportunities were missed and that first-class service was provided.”

PR is another key ingredient and there is strong demand from journalists wanting to feature the latest residential landmark buildings and the new communities they create. Dexters’ in-house Press team, based in Mayfair, are in regular contact with key publications so our clients can be confident that they will receive maximum visibility on a global scale.

London property is regarded as a safe and profitable long-term investment and new homes require minimal upkeep and maximum comfort, which is why it attracts overseas buyers and further heightens the competition. Anna explains, “Dexters’ active customer database extends beyond our exceptional coverage in London to an international network of partners and brokers who we collaborate with to ensure exposure of our sites across Hong Kong, Singapore and the Middle East.”

Anna continues “Customers and clients want to work with an agent they can trust and one of the many reasons they choose to work with us repeatedly is that we are one of only a few London Estate Agents regulated by The Royal Institution of Chartered Surveyors (RICS). We uphold their worldwide reputation of professionalism and integrity. In addition, we invest 10 times the industry average in training and developing our talented teams through Dexters Academy, our training centre based in Pimlico.”

“Our people are the key to our success, with over 65,000 Google reviews rated 4.9 out of 5 stars, more than 70 per cent of new business comes from referrals and repeat business. We work with the sentiment that nothing is too much trouble and our clients and customers should never have to ask twice, ensuring we go the extra mile to deliver a first-class experience.”
