Who are the typical residents?
Clapham, Putney and Wimbledon are popular with young professionals, corporate tenants and families alike. These areas are a huge draw for people who still want to be close to central London but want outside space and the schools on offer are highly appealing to families putting down roots.
What is the market like at the moment?
It’s exciting and incredibly busy, demand remains high and we are achieving remarkable results for our sellers and landlords. The level of buyers and tenants continues to increase, we currently have over 200,000 applicants registered with us looking for their next London home. With more people wanting to live in the capital, we are seeing demand outstrip supply which creates a competitive market, especially in lettings. As a result, we are encouraging long-term tenancies which is our specialty.
What advice would you give to sellers and landlords?
Presentation is everything. Homes must be well-presented to attract the best buyers and tenants to achieve the best price. Specialising in getting properties ready for the market is our in-house Design & Refurbishment team who have extensive knowledge and an excellent track record of increasing rental yields. Why is this area in such high demand?
People love the open spaces of the commons, being by the River Thames and having a range of transport links close by to travel into central London. Families are drawn here due to the spacious Georgian and Victorian houses, large gardens and the high number of outstanding schools in the area. For young professionals, the buzzing atmosphere in the restaurants and bars on offer provides for a variety of socialising. Local events bring the communities together such as The Boat Race starting at Putney Bridge every year and of course, The Championships in Wimbledon in the summer. All the businesses in Wimbledon with shopfronts get involved and decorate to celebrate the tennis, it’s amazing to see.
What are some of your favourite roads in the area?
Prime roads in this part of London come at a premium and as such we recently sold a seven bedroom detached family house on Hazelwell Road in Putney for a record price to a buyer looking exclusively through Dexters. We agreed the sale and it successfully completed within three months, both the seller and buyer were thrilled with the service we provided.
Other favourites include Roedean Cresent, not only are the houses incredible, but they also neighbour Richmond Park which only adds to the appeal. Rodenhurst Road, in the heart of Clapham, has incredible double-fronted houses and is near the independent cafés and restaurants of Abbeville Village. The roads surrounding Wimbledon Village are always popular with buyers and tenants wanting to live there, I love the boutique shops, the community feel and the local farmers market every Sunday.
